National Conveyancing Week is making its debut from March 20th to 24th, 2023. The week’s official resources state that its goal is to inform, educate, assist, motivate, reassure, recruit new entrants, boost the profile of conveyancers and conveyancing, and maintain acceptable fee levels.

How long does the conveyancing process take?

Buying or selling a house is not a quick process and typically an average of 16 weeks from the time the “for sale” sign is put up until the keys are handed over.

In England and Wales, the system relies heavily on trust in a chain of sellers and buyers, with everyone depending on others to fulfil their commitments.

Unfortunately, it’s only at the point of exchange of contracts (by which time much of the work has been done and hearts have been set on new homes) that there’s a significant financial disincentive for a party to withdraw from their sale or purchase.

In all cases, you should work proactively with your solicitor and other third parties, including your estate agent and mortgage broker, to prevent delays.

What is the right time to sell your house?

It’s a common dilemma: should you sell your current home before finding a new one, or vice versa?

Unfortunately, there’s no definitive answer. The decision largely depends on factors such as the desirability of your home’s location and the state of the market.

The most important question to ask yourself is how long it will take to sell your property.

Additionally, you should consider the type of property you want to buy. If suitable properties are scarce and infrequently listed, it may be best to secure a buyer for your current home as soon as possible. This way, when the right property becomes available, you’ll be in a solid position to make an offer and potentially move to the front of the queue.

Conversely, if you’re confident in your ability to sell your current home quickly, you could hold off on selling until you find a new property. However, remember that you’ll need to persuade the seller that your offer is serious and that you can move quickly.

Again, the best thing to do is to seek the advice of a trusted and experienced solicitor, who may be able to advise you on what is best in your situation stemming from years of experience.
